House neither gains nor loses value

Thought we would refinance the mortgage since we had gotten such a nice offer from the bank AND got the paperwork going right before ol' Ben Bernanke scared the crap out of people some weeks back.  So, yay.  Anyway, the appraisal value of our house was EXACTLY what it was when we bought it.  Didn't go up (although how could it not?  After all, I live there), didn't go down (which in D_____ is a miracle)!  Sweet.
